Yamamoto Property Advisory is a boutique real estate advisory firm based in Tokyo, fully licensed and specialized in assisting foreign investors and buyers in navigating Japan’s real estate market. We handle a wide range of properties, from residential homes to investment opportunities, ensuring a seamless experience from consultation to acquisition, tailored to meet the specific needs of international clients.

Our firm operates mainly in the Tokyo metropolitan area, covering Tokyo, Kanagawa, Saitama, and Chiba. Additionally, we have an extensive network in other key cities, including Osaka, Nagoya, Fukuoka, and Sapporo.

1.Agency Services (Realtor Services) for Buyers and Sellers

We offer specialized agency services for foreign buyers and sellers of various property types, including:

  • Single-family homes
  • Condominiums
  • Airbnb properties
  • Resort condominiums
  • Entire income-generating buildings

Our main market is the Tokyo metropolitan area, including Tokyo, Kanagawa, Saitama, and Chiba. However, we also have networks in Osaka, Nagoya, Fukuoka, and Sapporo. While we typically handle high-value properties ranging from 50 million to 500 million yen, we occasionally manage smaller transactions as well.

Commission Structure:
3% of the property price + 60,000 yen + 10% tax (in accordance with statutory regulations).

2.Consultancy Services for Private Investors

For properties priced below 20 million yen or when specialized advice is required, we offer consultancy-based services. Our consultancy is ideal for foreign investors interested in rural areas or older properties such as:

  • Vacant homes (akiya)
  • Traditional Japanese countryside houses (kominka)

Our consultancy services cover:

  • Detailed property evaluation and due diligence
  • Price negotiation assistance
  • Legal contract review
  • Registration and documentation support
  • Coordination with management companies
  • Tax representation and advisory services

Consultancy Fee Structure:
Initial Consultation Fee: 100,000 yen – This covers the preliminary assessment of your needs and property review.
Consultation Fee: 300,000 yen for up to 20 hours of detailed consultancy services. Additional hours can be arranged at a negotiated rate.
Minimum Total Fee: 400,000 yen (including both the initial and consultation fees) + 10% tax.
